New Investments:

Dockware – Real-Time Freight Data for Smarter Logistics

We are excited to welcome Dockware to the Cortado Ventures portfolio. Dockware develops autonomous, mounted sensor systems that capture real-time dimensions, condition, and identifiers of freight moving through high-volume dock doors. Their technology creates precise digital twins of shipments, enabling warehouse and logistics operators to improve accuracy, efficiency, and reduce operational blind spots.

Tobe Energy – Powering the Future of Green Hydrogen
Recently, we welcomed Tobe Energy to the Cortado Ventures portfolio. Tobe is developing ultra-efficient, membrane-free electrolyzers that produce green hydrogen at lower cost and higher efficiency. Their breakthrough technology aims to make clean hydrogen widely accessible, helping industries reduce emissions and accelerate the transition to a low-carbon economy.

What’s New With Our Team

Earlier this summer our Accounting Manager, Hailey Moxley, and her husband Devin welcomed sweet baby Jackson to the world. We couldn’t be more smitten with our newest (hopefully future) Cortadito! Congratulations to the Moxleys.

A month ago Sydney Robbins joined our team as the Marketing Communications and Events Coordinator. She brings a passion for turning ideas into thoughtfully crafted designs and a talent for organizing events that leave a lasting impact. We are so glad to have her.

Last week, Mansi Patel was promoted to Investment Associate! From her start as a Cortado intern four years ago to her recent role as Analyst, Mansi has consistently brought insight, drive, and genuine connection to everything she does. With her MBA from the University of Oklahoma and a background shaped by entrepreneurial roots, she adds valuable perspective in fintech, hospitality, and healthcare. Join us in congratulating Mansi on this next chapter.

2025 Summer Cortadito Highlights

As the summer wraps up, our Cortado interns are sharing a few words about their time with us, what they’ve learned, the experiences that shaped them, and the skills they’re taking with them.

Stay tuned for our upcoming intern blog series, NextGen Insights, launching next month, where they’ll dive deeper into their projects and reflections.

Portco Highlight: Pipedream Labs

This month, we’re spotlighting Pipedream Labs, a pioneering company reimagining urban logistics through an autonomous underground delivery network.

Pipedream tackles the inefficiencies and environmental toll of last-mile delivery by enabling cities, restaurants, grocery stores, and developers to shift their logistics systems underground. They are using fully autonomous robots traveling through subterranean pipelines. Pipedream enables deliveries in seconds, not hours, while dramatically reducing emissions and road congestion. Their system includes three core components: high-speed (60+ mph) robotic carriers designed for standard grocery totes; “portals,” which are convenient, drive-up kiosks for seamless pick-up; and a safe, underground pipeline network.

The company has already demonstrated real-world impact: in Peachtree Corners, Georgia, Pipedream deployed a nearly one-mile underground tunnel connecting a shopping center to a smart city innovation hub. Their “Instant Pickup” concept promises drive-up order fulfillment in under 15 seconds, faster than traditional drive-thrus, and is gaining traction with over 100 preorders from quick-service restaurants and grocery partners.

ArborXR – Scaling VR Training Across Sectors

ArborXR is making significant strides in virtual reality training adoption. Their platform is now being used by Boston Children’s Hospital to train nurses, by MDA Space for astronaut and space operations training, and by financial giant St. James’s Place to onboard new advisors. These wins underscore ArborXR’s growing role in enterprise XR solutions across healthcare, space, and finance.

Senslytics – Ninth Patent Strengthens Causal AI Platform

Senslytics has secured its ninth patent, further validating its innovative approach to AI. Their model doesn’t rely on big data, instead, it uses causal inference and expert-driven hypotheses to pinpoint root causes of events, such as pipeline corrosion. This lightweight, energy-efficient method is gaining traction across the energy and industrial sectors.
